How to Switch Estate Agents

The first and arguably most important thing when choosing an estate agent is to read your contract in full. Unfortunately, this does include the fine print but it is vital that you know what you are getting into. Although this may take some time, this will undoubtedly be cost effective in the long run.

Choosing the right estate agency for you is important. Take your time. There are many estate agents that will lock you into a sole agency agreement, especially if you try and reduce their per cent of commission on your sale price.

A sole agency agreement is a contract means that you, the seller, have to list with this agent and are unable to go elsewhere, regardless of the service they receive. This will usually last between 3-6 months, by which time if you haven’t sold they are likely to have lost interest and won’t care if you leave to go elsewhere. During this period if you do try and leave they are likely to hit you with hefty charges to do so.

However, if you just signed up do not fret! From the day you sign up, you are entitled to a 14 day cooling off period.  During this time, you are allowed to un-instruct them if the service isn’t right for you.
