How to Switch Estate Agents

The first and arguably most important thing when choosing an estate agent is to read your contract in full. Unfortunately, this does include the fine print but it is vital that you know what you are getting into. Although this may take some time, this will undoubtedly be cost effective in the long run.

Choosing the right estate agency for you is important. Take your time. There are many estate agents that will lock you into a sole agency agreement, especially if you try and reduce their per cent of commission on your sale price.

A sole agency agreement is a contract means that you, the seller, have to list with this agent and are unable to go elsewhere, regardless of the service they receive. This will usually last between 3-6 months, by which time if you haven’t sold they are likely to have lost interest and won’t care if you leave to go elsewhere. During this period if you do try and leave they are likely to hit you with hefty charges to do so.

However, if you just signed up do not fret! From the day you sign up, you are entitled to a 14 day cooling off period.  During this time, you are allowed to un-instruct them if the service isn’t right for you.

At Emoov we offer a totally transparent service and don’t tie in our customers at all, ever. Whilst listing your property with us you are welcome to instruct another agent alongside us. And if you wish, you may also remove your property from our books at anytime. You only pay if you sell your property with our pay on completion plan. There is no need for a sole agency agreement with us because we let our service do the talking. We don’t believe in tying you down, we just believe in giving you the best service for you in selling your home.

Sometimes it’s down to price – but with Emoov you can save thousands of pounds.

At Emoov we achieve 99% of asking price, 3% better than the average high street agent. What’s more we only charge a one off fixed fee rather than a percentage commission of the sale price.

For example, say you are selling with a high street agent at a fee of 1.5%+VAT on a property worth £350,000. Selling at full asking price would mean a fee of £6,300. If you switch estate agent and selected Emoov, even if you sold your property for £345,000 you would still be better off. Selling through Emoov would save you £5,705 at the original asking price.

If you’re looking to switch or even choose an estate agent, give us a call. 0333 300 2526. We’re open 7 days a week.
