There is often confusion as to the difference between bona fide online estate agents that sell homes online and those websites that allow you to upload your own photos and measurements to them for the purposes of a ‘private sale’.
Internet estate agents such as Emoov charge a similar low fee to that of private seller websites. But there are two major differences between the two approaches to selling property that you shoudl be aware of.
The first is that an online estate agent will visit you to take photographs, compile measurements and produce a floorplan. They will be qualified enough to carry out the energy performance certificate too which as of June 2010 is compulsory by law. Private sales companies will not do this. You will have to take photos and put together a description and room measurements yourself. Beware legislation that could make you culpable for any significant errors.
The second compelling difference between a good online estate agent and a ‘for sale by owner’ site is that the latter firms are not permitted to list their properties on the big property websites such as Rightmove, Prime Location, Findaproperty, Globrix, Property Finder, UK Property Shop and Zoopla. These portals receive around 10 million unique UK visitors each and every month. And so if you’re not on them you are rather missing out on a massive chunk of buyer audience.

It’s just not worth using a private for sale by owner website.
