Industry trade body, NAEA, published research yesterday into the current state of the property market having surveyed and researched its thousands of member branches.

The findings showed:

The number of homes available rose 11% to 40 per branch, up from 37 per branch in May last year. This demonstrates that the market is getting back to normality and picking up the pace after the election smoke screen.

However, the election uncertainty certainly took its toll with 77% of homes sold at below asking price, up from 72% in April.

The report also showed that the number of prospective buyers registering with estate agents fell from 381 people per branch in April to 350 in May. This is further evidence that the traditional sector is declining and the expensive overhead of the high street office is becoming more and more obsolete.

But most importantly, the NAEA said that only 2% of properties sold for over the asking price nationally during the month of June.

Why is this significant for Emoov you ask?

In June, Emoov had 263 offers accepted, 54 were in excess of the asking price. That is a colossal 20%, TEN TIMES the UK average.

High Street Average

Essentially, ‘A customer is ten times more likely to achieve over the asking price using Emoov, than by using the average agent’

As a result, we without question do a better job in achieving a great price for our customers than most, if not all, high street agents. These findings put us on par with the specialist agents who charge a lot more!

We are leaving the competition in our wake and it is all down to a team effort. Our sales and local property directors, who price appropriately and according to the market and not higher than a competitor have just to win the business.

Our admin team for presenting well put together online adverts and organising all of those vital viewings.

And our in-house team of expert offer negotiation and progressors who work hard to get the very best price for our customers, all the way up until completion.

Emoov puts in a serious team effort so that we can offer customers the best service and the best price when selling their home.

The Emoov team never fail to surpass expectations and continue to prove wrong all those that challenge them, whether it be the superior quality of service provided, the level of professionalism with which it’s delivered, the frequency of communication across all parties and most importantly, the price achieved at the end of the sale.

Many claim that online agents can’t deliver this final aspect of a sale and unfortunately, not only does the latest data prove otherwise, but it would seem those that sell glass houses should think again before throwing such claims about.
