We are delighted to offer for sale this 2/3 bedroom detached house in this sought after and convenient location within easy reach of local amenities and public transport links.

This is a unique country house, quietly nestled in a sheltered position at Lybster harbour, with approximately an acre of garden grounds, which incorporate a productive walled vegetable garden with fruit cages and substantial polytunnel, with planting extending to an orchard and wild flower area.  The gardens surrounding the house itself are filled with more fruit trees,  shrubs, flowers and bulbs, lawns, banking, terraced lawns and flower beds with stone steps, woodland areas and a small stream, as well as the river walk. Further to that there are small paddock areas occasionally used for ponies but equally well suited for chickens and such like and  ample parking for vehicles. To conclude the outside amenities there are various sheds/shelters, a static caravan, a smoke house, which is still in use from time to time, and a small faerie house.

The impressive accommodation is well presented and of a good size and comprises ample living space and well appointed bedrooms.  The property has been well maintained with minor issues highlighted in Home Report being attended to.

The house offers a dining country kitchen, a dual aspect lounge with original features, a modern bathroom, two double bedrooms and study or third bedroom area,  with further amenity accommodation on the basement level, currently used as a hobbies room. All views over the harbour, lighthouse and sea are unobstructed and are unspoiled by any windfarm or associated activity. Inver House is a much loved home and this is a very reluctant sale, arising from a change in circumstances. It has been nothing but a joy to live here and a privilege to have shared in its history.  It very much forms an integral part of the heart of the harbour, even being indicated on a drawing dating from 1790 when Thomas Telford designed the harbour and impressive bridge that carries traffic high over the river. It should be noted that this is a protected area and that developments injuring the house and its setting are as close to impossible as one can confidently state. The house is listed, as is much of the harbour area. [We have had no trouble in securing insurance - approximately £160 per annum for full cover] As can be seen in full detail at the Harbour Museum and cafe situated a little way beyond the house, the nearby gorge is an area of Special Scientific Interest.

Further land, some 24 acres of flat and hill ground running down to the gorge, may be available for purchase.

Lybster village is a thriving community with almost too many amenities to list: a Medical Centre, Post Office and well stocked village shop. A Community Centre runs various projects and courses, including allotments and there are two hairdressers, local seamstress service, a Bowling Club, Golf Course, Garden Centre offering many locally raised plants, and North Lands Creative, which is a unique studio organisation and gallery focussing on glasswork attracting many international visitors, students and artists each year. There are 2 other small museums, cafe, two hotels and a village bar, with a weekly visiting fish and chip van. A travelling bank also comes each week with associated services available in the Post Office. The village Primary School is excellent, within safe walking distance, secondary education, for which transport is provided, is in the new school in Wick {Wick High School}, with a full range of college education, also including University courses, being available at Thurso College. The village is a short drive from Wick and Thurso, both of which offer usual large town amenities, retail, building, sports, hospitals and a cinema, to name but few, as well as train links and an small airport. Nearby there are numerous forest, cliff and beach walks and such like, with many historical sites within easy reach.   It is an area with a very high concentration of ancient history and archaeological sites, many in and around Lybster itself. Water sports of all kinds are catered for and there are a number of gyms and swimming pools to choose from. Caithness is a very active social area with numerous clubs and activities available, many immediately local to the village itself. Caithness has a very active equestrian community, well served by offroad tracks and paths, many clubs and has plentiful associated feed, vet and farrier requirements. Inverness is some two hours drive, with a train and bus service also operating.
