The apartment:
The interior is finished in a neutral minimalistic style with some exposed original concrete walls. It offers (as stated in EPC) 89sqm / 960sqf of ample living space over 2 floors. The current owners reconfigured it with Planning Permission from 3 bed to 2 bed, but it's a simple job to put a wall back in to reclaim the 3rd bedroom. The concrete structure offers a very quiet living environment with minimal noise transmission between flats, especially when compared to period conversions and Victorian mansions.

Holcroft Court
Built for City of Westminster in the site adjacent to Telecom Tower by Michael Gold, Frederick MacManus and Partners, Holcroft Court was one of the architecturally pioneering low-rise residential developments of late 60s.

Clipstone Mews / Cleveland Street redevelopment
Following Rathbone Square and Pearson Square nearby, the wave of regeneration has reached this quieter end of Fitzrovia. The unique triangle building on the other side of Clipstone Mews was originally constructed as part of the Holcroft Court development, but it was demolished last year to make way for a new mixed-use retail and residential development "101 on Cleveland" see link below. The first phase of new apartments in the block are being marketed for £2,500 per sq ft, which is about triple the rate of this Holcroft apartment.
The projection map is attached as the last one of photos above for your reference.
