Thanks to emoov, I am delighted to offer for sale my 2 bedroom flat in a Victorian semi-detached property situated in this fashionable sought after part of central London.   The location is within easy reach of local amenities.  

The flat is surrounded with greenery thanks to Cantelowes Park opposite and Camden Square at the back of the flat.  All public transport links are in the same road - with a bus-stop in front of the garden gate that has 24 hour buses which can transport you to Oxford Street, The National Art Gallery, The British Museum, right into the West End, Trafalgar Square or Euston, Kings Cross etc.

The front and back garden are shared communual areas which are maintained by the residents.  There is a large childrens play shed which is presently used for storage.  The photos show the area which is used solely by me.  There is a shared childrens' area infront with an adjoining gate.

There is a stairway inside of the flat.  It is not a maisonette.  The stairway has copious amounts of space for shoes, coats, a pantry, cupboards for cleaning products and household items.  There is a large storage cupboard off the lounge with additional storage in the eaves; these areas could be opened up to expand the living area.

The windows have not been changed, as Camden road comes under a conservation area.  Many years, I had installed high quality secondary glazing.  Each pane is 4mm thick, and is easily removed by unscrewing four screws which enable the aluminum frames to come off in four parts.  I have only had to remove and replace one pane due to the new kitchen refit builder's elbow.  I had the frames made large enough for thicker glass (10.6 cm) if need be.  For higher EPC rating and maximum acoustic rating the glass can be ordered online from a large London glazier firm and delivered to the flat.

Part of the roof is flat.  It is a lead roof which does not need changing.  The property had a major works for external maintainance a couple of years ago (every 5-10 years).  The roof was inspected.  It was deemed to be in an excellent state.  The roof can be accessed by an electric triple glazed remotely controlled (automatically closes if it rains) skylight in the flat.  The roof would be useful for solar panels as there are no other buildings blocking the sunlight.  This would bring the flat up to a B (EPC) rating.

One of the bedrooms has triple insulated walls on two sides and double insulated on the other two walls.  When the door is closed it has no need of any heating.
